At Panorama Property Management we will be pleased to provide you, the landlord with an accurate, up to date valuation for your property and assist in explaining all the legal requirements and statutory demands associated with letting your property.

We offer two levels of service to landlords:

FULL MANAGEMENT

  • This is a comprehensive service and the service includes the following:–
  • Initial property inspection and rental assessment
  • Advice on current legislation including gas safety and electrical checks, provision of smoke alarms and CO detectors
  • Organising an energy performance certificate (EPC) and/or gas safety certificate (GSC) if required
  • Marketing and advertising of your property
  • Accompanied viewings
  • Selecting suitable tenant(s) and subsequent referencing incl. credit check
  • Performing relevant Right to Rent checks – mandatory requirement
  • Rent Recovery and Legal Expense cover *subject to conditions
  • Preparation of an Assured Shorthold Tenancy Agreement (minimum 6 months) and legally required deposit documentation
  • Collection, transfer and reconciliation of deposit and all rents during the term of the tenancy
  • Registering the tenants’ deposit with The Tenancy Deposit Scheme – mandatory requirement
  • Organising an inventory/schedule of condition prior to the move in – please refer to our Terms of Business for our price structure
  • Monthly statement issued to reflect income and expenditure
  • Writing to local council tax dept., water/sewerage companies, utility providers to change the bill payers names
  • Regular property inspections carried out by our dedicated Inspection Clerk
  • Organising renewal of tenancies
  • Resolving maintenance issues by liaising with Landlords, Tenants and our database of professional and fully insured contractors
  • Provision of an out of hours emergency service
  • Organising a Check Out Report to be carried out once the tenancy has been surrendered which includes checking the inventory, reading of meters and collection of keys
  • Reconciling deposits to outgoing tenants by our dedicated Property Manager* An Inventory & Schedule of Condition can be supplied by the Landlord and or Agent prior to the commencement of the Tenancy on the above service but is a mandatory requirement of the Full Management Service.

TENANT FIND

  • This is for landlords who wish to manage their own property but still wish to utilise the services of a professional agent to find a suitable tenant, these include:–
  • Initial property inspection and rental assessment
  • Advise on current legislation including gas safety and electrical checks, provision of smoke alarms and CO detectors
  • Organising an energy performance certificate (EPC) and/or gas safety certificate (GSC) if required
  • Marketing and advertising of your property
  • Accompanied viewings
  • Selecting suitable tenant(s) and subsequent referencing incl. credit check
  • Performing relevant Right to Rent checks – mandatory requirement
  • Preparation of an Assured Shorthold Tenancy Agreement – (minimum 6 months) and legally Information
  • Collection of deposit and month 1 rent
  • Registering the tenants’ deposit with the Tenancy Deposit Scheme – if instructed to do so
  • Organising an inventory/schedule of condition prior to the move in if instructed to do so
  • Setting up of standing order to Landlord direct
  • Sending out initial statement and copy of signed ‘Counterpart’ Tenancy Agreement
