Deposit

The deposit due varies per property / tenancy but will be clearly advertised with details of the property. Any deposit held against a property managed by Panorama Property Management will be lodged within a suitable tenancy deposit scheme.

Tenant

Before the tenancy starts (payable to Panorama Property Management Ltd ‘the Agent’)

  • Holding Deposit: Equivalent of 1 week’s rent which will be utilised towards first month’s rent if the tenancy proceeds.

Start of the tenancy (payable to Agent)

  • First month’s rent in advance
  • Deposit: Equivalent of 5 weeks’ rent

During the tenancy (payable to the Agent)

  • Payment of interest for the late payment of rent at a rate of 3% per annum above the Bank of England base.
  • Payment of up to £50 if you want to change the tenancy agreement / change of tenant / novation of tenancy.
  • Payment for costs incurred for the loss of keys/fobs and security devices.
  • Payment of any unpaid rent as well as the landlord’s administration costs associated with your early termination of the tenancy, whether with or without landlord permission.

Company Let

Application process and prior to tenancy commencement;
Single administration fee of £250.00 or £300.00 if the rental is £1000 per calendar month or more.
Company reference fee of £100.00 per application.

Please note: If Panorama Property Management or the landlord refuse your application due to unacceptable references and/or providing incorrect information on your application, then the set-up fee only will be refunded.
If you decide not to proceed with renting the property for any other reason, then all fees are non-refundable.

During occupation of a property;
Fixed term renewal fee of £78.00 per fixed term renewal.
Statutory Periodic fee of £48.00 one-off fee.
If rent is paid by cheque and the cheque is referred to drawer or represented; a minimum charge of £25.00 will be levied on the tenant(s) per transaction.
Should Tenant(s) wish to prematurely terminate the tenancy within the fixed term, either with or without the permission of your landlord, a minimum fee of £250.00 is payable to cover the landlord’s costs of re-advertising and re-letting the premises in addition to any obligations listed under the terms of the Agreement.
An administration fee of £15.00 will be charged for each replacement key.
If an appointed contractor is called out, and it is deemed that the repair was not an emergency or the fault is found be the responsibility of the tenant, then the tenant will be liable for the contractor’s call out charge.
A charge of £15.00 may also be levied if a contractor calls at the property and cannot gain access (if arranged previously with the tenant).
With the exception of a failed fixture or fitting; in the event of the Tenant(s) finding themselves locked out of their Property during office working hours the Landlord’s agent has the right to charge £15.00 incl. VAT to organise access on their behalf.

At the end of a tenancy or upon vacation of the property;
Upon vacation of the property, the tenant(s) are liable to cover the cost of an independent check-out report to a maximum figure of £156.00. This charge can be deducted from the deposit upon vacation subject to funds being available.

Landlord – Fully Managed

Single administration set up fee of £300.00 for the initial tenancy to new tenant(s).
Tenancy deposit scheme registration and administration fee of £60.00.
Monthly commission at a maximum rate of 12% of the rental income.
Provision of additional keys (minimum of 2 full sets required per property) charged at a maximum of £24.00 per key supplied.
Provision of copy statements and account information for tax purposes will be charged from £24.00.
Assistance with the submission and processing of home insurance claims will be charged from £60.00.
Court attendance fee of £60.00 per hour per member of staff present.
Fixed term renewal fee of £120.00 per fixed term renewal.
Statutory Periodic fee of £78.00 one-off fee.
Void property/additional inspection fee – £48.00
Serving of section 21/13 notice – £48.00
Tenancy Deposit Scheme adjudication application administration fee from £125.00 per dispute.
In the event of a sale of, or acquisition of an interest in the Property (whether by transfer of the Client’s interest in the property or the granting of a lease) should be agreed to the Tenant(s), any associated party or any person introduced at any time by Panorama Property Management Ltd, leading to an exchange of contracts, Panorama Property Management Ltd will be entitled to commission on the sale of 1.2% of the sale price upon completion of the sale.
In the event of any sale taking place as outlined above Panorama Property Management Ltd will comply with any statutory requirements placed upon them by the Estate Agency Act 1979 (as amended)

Landlord – Tenant Find

Half a month’s rent payable for each letting where the Tenant is introduced through the Agent (minimum charge £480.00incl VAT)
Tenancy deposit scheme registration and administration fee of £60.00
Provision of additional keys (minimum of 2 full sets required per property) charged at a maximum of £24.00 per key supplied.
Provision of copy statements and account information for tax purposes will be charged from £24.00.
Assistance with the submission and processing of home insurance claims will be charged from £60.00.
Court attendance fee of £60.00 per hour per member of staff present.
Fixed term renewal fee of £120.00 per fixed term renewal.
Statutory Periodic fee of £78.00 one-off fee.

Tenant find deposit re-lodge fee – £60.00

Potential Additional Third Party Charges

Inventory Report
Independent assessment of property including written report charged at a maximum rate of £250.00 subject to the size of the property and the presence of furniture within it.

Energy Performance Certificate
Domestic energy assessment with provision of certificate charged at £78.00

Gas Safety Certificate
Safety assessment with provision of certificate charged at £54.00 or £84.00 with the completion of a boiler service at same time.

Checkout
Independent assessment of property including written report charged at a maximum rate of £250.00 subject to the size of the property and the presence of furniture within it.

Reference
Should we be asked to provide a reference for a tenant, ex-tenant or landlord we reserve the right to charge a maximum fee of £60.00 before responding to the request. Panorama are under no obligation to provide a reference.
